How we'll work

What to Expect

Every real estate transaction has a process, and yet not every client needs the same strategy. I support my buyers and sellers with both. My process helps you understand each step in your real estate transaction and within that process we develop your individualized buying or selling strategy based on what best serves your specific goals and objectives.

01

Establish the Needs.

We start with the full picture. I want to understand your situation: what is driving your decision to move, what requirements are necessary for it to work, and any concerns or limitations that may impact the available options and approach. I help you parse out any immediate questions and establish the priorities that will guide the path forward.

02

Build the Strategy.

From there we map out the plan. I work with you to develop the strategy based on timelines, market conditions, financial considerations, and the work necessary to meet your desired outcome. This gives us clear direction but leaves room to make changes should the circumstances or conditions change.

03

Execute the Plan.

With your strategic objectives in place I move the path forward through preparation, marketing or search parameters, contract negotiation, inspections, and deadlines. I support you in each step, all the way to closing.

For Sellers

Selling your home requires thorough preparation before we go to market, effective marketing and visibility to reach the right audiences, and consistent follow-through to move to closing.

Preparation that Matters. I arm you with in-depth comparative analysis for your home and its surrounding neighborhood. I also assess your home individually to identify any potential buyer objections so that we can prepare and address prior to listing. These might include things such as minor cosmetic repairs or improvements (i.e. touch up paint if needed, decluttering, staging) to make your home fully show ready. Finally, I use all of these comparables and home updates to establish the best listing price for your home.

Marketing with intention. Presentation is key – I start with exceptional photography, videography, and floorplans of your home. From there, I create custom property flyers and brochures, distribute targeted email marketing and social media campaigns, host open houses as necessary, and include various additional needs and market based targeting to connect the right buyer for your home.

Measurement and Evaluation. I monitor and evaluate showing activity and buyer feedback, competing inventory, and incoming offers for the best scenarios in selling your home. For offers, I meticulously review all of the details with you as it is not just about the offer price. Terms, timelines, contingencies, and financing approvals are all crucial as well.

Contract to Closing. Once under contract, I manage deadlines and communication surrounding inspections, repair negotiations, appraisal, survey, financing approval, and ultimately closing.

For Buyers

Buying a home requires more than simply finding a property. It's about finding the right fit to meet your needs, understanding the full picture of your specific objectives, and guiding you regarding terms and potential risks prior to purchasing.

Clarity before Urgency. We begin with what is prompting the purchase, how long you expect the property to serve you, and what needs to be different from your current situation. We will also discuss timing, location, lifestyle, financial parameters, and any future needs that should be considered now.

Define the Framework. Before beginning a serious search, we will establish a practical buying range with the help of a qualified lender. That discussion should include more than the maximum loan amount. The monthly obligation, property taxes, insurance, association fees, closing expenses, maintenance, and available reserves all contribute to whether a purchase is comfortable and sustainable.

Search and Evaluation. Within your search we establish more focused criteria as we evaluate what the market offers. I help you distinguish between preferences and priorities while considering each home's condition, pricing, and potential long term resale ability.

Due Diligence through Closing. Once the purchase contract is executed, I confirm and manage all remaining requirements and timelines, including option and earnest money delivery to the title company, the option period deadlines, repair negotiations, survey, appraisal, financial approvals, and finally closing. I support you all the way through closing and beyond.

Common Questions I Hear

Answers before you ask.

Getting started

Do I need to be ready to buy or sell before contacting you?
No. An initial conversation can begin while you are still considering the options. It is often helpful to discuss the situation before assumptions have turned into a plan, particularly when timing, financing, another property, or a major life change may affect the decision.
How will we determine whether now is the right time?
There is no market condition that makes buying or selling right for everyone. We will look at your circumstances, financial position, timing, available alternatives, and current market conditions together. The market matters, but it is only one part of the decision.
How do representation and compensation work?
We will discuss the services I provide, the representation relationship, and compensation before you make a commitment. The terms will be documented in the appropriate written agreement so that responsibilities, expectations, and costs are clear from the beginning.

Questions from buyers

Should I wait for interest rates or prices to change?
That depends less on predicting the market and more on whether purchasing under current conditions supports your needs and financial position. We can compare the cost of moving forward with the cost and practical effect of waiting, then decide which risks you are more comfortable carrying.
Do I need to be preapproved before looking at homes?
You do not need a preapproval to have an initial conversation, but it should be completed before beginning a serious property search. It helps establish a realistic financial framework, identifies potential lending issues early, and allows us to structure a more credible offer when the right property becomes available.
How much money will I need in addition to the down payment?
Depending on the transaction, buyers may need funds for earnest money, an option fee, inspections, appraisal, closing expenses, prepaid taxes and insurance, moving costs, and immediate property needs. We will discuss the anticipated categories early, while your lender and title company will provide the specific figures associated with the loan and transaction.
How do I make a competitive offer without overpaying?
We will look at comparable sales, current competition, the condition of the property, how long it has been available, and the terms that may matter to the seller. The goal is not to win at any cost. It is to present an offer that is competitive while remaining consistent with the property's value and your acceptable level of risk.
What is the difference between an inspection and an appraisal?
An inspection helps you understand the visible condition of the property and its systems. An appraisal is generally obtained for the lender to evaluate the property as collateral for the loan. One does not replace the other, and each can raise different questions that need to be addressed within the applicable contract deadlines.
How do I buy a home when I also need to sell one?
The right sequence depends on your finances, available inventory, tolerance for carrying two properties, and the flexibility available in each transaction. We will compare the possible approaches, the contingencies or temporary arrangements they may require, and the risks involved before deciding how to proceed.

Questions from sellers

What is my home worth?
A useful pricing analysis requires more than an automated estimate or a review of past sales. I will consider recent comparable transactions, current competition, the condition and location of the property, relevant improvements, buyer activity, and how the home is likely to be positioned in the current market.
What should I repair or update before selling?
That answer depends on the property and the likely buyer. Some work may improve presentation, address a concern before it affects negotiations, or support a stronger market position. Other improvements may cost more than they return. I will help prioritize the work that serves the sale and identify what can reasonably remain as it is.
How long will it take to sell?
The likely timeline depends on the property, price, condition, location, competition, buyer demand, and the terms you are willing to consider. I will provide a market-based expectation before we list and establish points at which we will reassess the response rather than allowing the property to remain on the market without a plan.
How much will I receive from the sale?
The sales price is only the starting point. Your proceeds may also be affected by the mortgage payoff, brokerage compensation, title and closing expenses, tax and association prorations, repairs, buyer concessions, and moving-related costs. I will prepare estimated proceeds at relevant price points so that you can evaluate decisions using the likely net result.
Is the highest-priced offer always the best one?
No. The strength of an offer also depends on financing, contingencies, option terms, appraisal exposure, requested expenses, closing timing, possession requirements, and the buyer's apparent ability to complete the purchase. We will compare both the financial result and the likelihood of a successful closing.
Should I offer concessions or contribute toward the buyer's brokerage expenses?
Those terms are negotiable and should be considered within the full offer and current competitive environment. We will evaluate whether a requested contribution supports your broader objective, how it affects your proceeds, and whether the remaining terms justify the expense.
How do I coordinate selling this home with buying the next one?
We will plan the transactions together rather than treating them as unrelated events. That includes evaluating the preferred sequence, financial requirements, possible contingencies, closing and possession timing, and the alternatives available if the two transactions do not align perfectly.

We can start there.
